advanced technology

Pest Inspection Tools we use

At SEQ Pest Squad, we integrate advanced technology into all our building and pest inspections, including thermal imaging cameras. Thermal imaging is crucial for detecting moisture and termite activity under the right conditions. However, it’s just one of many tools we use to ensure a thorough inspection.

We also use moisture meters and Termatrac radars to detect hidden issues. The Termatrac termite radar is a widely recognized industry tool that complies with Australian Standards for building and pest inspections. This radar can measure moisture levels without damaging the structure, helping to pinpoint areas at risk of termite activity. We include the Termatrac radar free of charge with all our combined building and pest inspections or standalone termite inspections.

Why is a pre Purchase Pest Inspection is so Important?

Investing in a home is one of the most significant financial decisions you’ll make, so it’s critical to ensure your property is free from hidden pest issues. On the Gold Coast, termites impact 1 in 3 homes, leading to costly repairs.

Several factors contribute to the high incidence of termite damage in Southeast Queensland, including specific building designs, untreated timber, and areas lacking termite protection. Poor maintenance can also create conditions that encourage termite infestations.

A comprehensive pest inspection will not only reveal existing termite activity but also identify potential risks. Our inspectors provide valuable insights and recommendations to help you manage conditions that could lead to future infestations. Since most home insurance policies don’t cover termite damage, a thorough timber pest inspection is essential for protecting your investment.

There are so many factors that can impact a Property Sale

When it comes to buying or selling a home, a professional building and pest inspection can uncover a range of issues that may affect the property’s value — or even the sale itself. Some of the most common concerns include:

  • Site water and drainage issues
  • Leaks and poor ventilation
  • Mould and rising damp
  • Subsidence or structural movement
  • Timber pest activity including termites and borers
COMMON PROBLEMS FOUND

Breakdown of some key problems we regularly find during inspections:

Site Water & Drainage Issues

Water and drainage problems are one of the most common conditions that contribute to building deterioration, movement, and termite activity.

One of the first things our inspectors look for is water pooling near the home’s foundations. This often comes with visible signs like mould buildup, rising damp in brickwork, corrosion, or deterioration of footings, stirrups, or posts.

These issues can be costly to repair and are often overlooked until it’s too late — potentially resulting in a significant financial loss for the buyer.

Efflorescence – A Warning Sign of Moisture Problems

A key indicator of moisture problems is efflorescence — a white, powdery residue sometimes found on brick, concrete, or stone surfaces. It forms when water moves through masonry materials, dissolves salts inside them, and then evaporates on the surface, leaving the salts behind.

Common signs include:

  • Chalky white stains on bricks or concrete
  • Patches of white on internal or basement walls
  • Appears after heavy rain or in areas with poor drainage

Why it matters:
While efflorescence is often cosmetic, it’s also a red flag for underlying moisture issues — which can lead to timber rot, termite activity, and even structural damage if left untreated. In pre-purchase inspections, it’s a crucial clue that something’s not right.

Leaks

The best part of my day is having a nice hot shower with the thought of running water through pipes that aren’t leaking.

Hidden water leaks inside of homes are one of the biggest contributors to building deterioration, attracting termites into the house and costly repairs that can range from a plumbers invoice to a new bathroom plumbing.

selling a property

Pre Sale Pest Inspections

A pre-sale building and pest inspection is essential for both homeowners and real estate agents on the Gold Coast. These inspections uncover hidden issues and timber pest damage before a property goes on the market. Addressing defects early on can increase your property’s value and attract more buyers, making the sales process smoother.

By getting a detailed report with recommendations from our expert inspectors, you’ll have the confidence to market your home knowing its condition is well-documented. Opting for this inspection also helps you avoid delays during negotiations with prospective buyers. Our inspections are performed by two qualified professionals, and we deliver same-day reports so you can act quickly.
